Why DSCR Matters for Rental Investors

For rental property investors, understanding DSCR can make it easier to evaluate financing options. Single family rental loans based on DSCR focus on the relationship between a property's rental income and its monthly debt obligations. Instead of making personal employment income the central measure, this financing approach considers whether the investment property itself generates enough income to cover the calculated debt service.
The calculation is straightforward. DSCR equals monthly rental income divided by monthly debt service. Suppose a rental property generates $2,400 per month and has $2,000 in monthly PITIA. Its DSCR would be 1.20x. A ratio above 1.0x generally indicates that the rental income covers the property's debt obligation, while a ratio of 1.0x represents break-even coverage. The example is illustrative, and actual calculations and qualification requirements can vary.
DSCR is not the only factor a lender considers. A DSCR lender may also evaluate the property type, rental income, property value, LTV, credit profile, borrower experience, and proposed loan structure. InstaLend's single family rental program requires a minimum DSCR of 1.0x and a minimum credit score of 660. The program also does not require W-2s or tax returns and can be obtained through an LLC or another business entity where applicable.
