How Much Can You Borrow With Single Family Rental Loans?

The amount an investor can borrow for a rental property depends on several factors rather than one universal loan limit. For single family rental loans, lenders may consider the property's value, requested loan amount, loan-to-value ratio, rental income, DSCR, credit profile, and the overall transaction. Understanding these variables can help investors establish a realistic acquisition budget before searching for properties.

Loan-to-value is particularly important because it determines how much of the property's value can be financed. For example, financing at 80% LTV generally means the investor contributes the remaining 20% as a down payment. The property's rental income also needs to support the proposed debt under the lender's DSCR calculation. A more expensive property is not automatically a stronger investment if its rental income does not adequately support the financing.

A DSCR lender may offer different loan ranges depending on the property, market, investor profile, and financing program. Investors should therefore avoid assuming that the maximum advertised loan amount will apply to every transaction. The actual loan size may be constrained by the property's value, qualifying rent, DSCR, LTV, or other underwriting criteria.

Before making an offer, investors should calculate how much capital they can allocate toward the purchase and determine the financing amount that the property's income can reasonably support. They should also account for closing costs, reserves, insurance, taxes, maintenance, and potential vacancy. This broader analysis is more useful than simply targeting the largest possible loan. A sustainable rental portfolio is generally built by matching financing levels with realistic property economics rather than maximizing leverage on every acquisition.
